  • Rent increases are automatically billed.

Maintenance Service

  • We use quality, licensed and insured vendors for all our property maintenance.

Property Inspections

  • Our management team performs weekly on-site checkups to ensure that there are no lingering issues that could effect the long-term profitability of the asset.

Lease Renewal Negotiations

  • Negotiations for renewal commence 6 months prior to expiration.

  • Renewals of existing tenants are at a 1.5% fee.

Contractor Management

  • We maintain relationships with numerous general contractors.

  • LA&A has a broad network of specialty contractors and maintenance crews to compliment our management team.

Rent Collections

  • Rent statements are sent out on the 20th of the month prior to when rent is due.

  • Tenants can pay rent online via credit card or eCheck at no cost to landlord.

Tenant and Capital Improvement

  • We have a group of contractors to perform TI’s ranging from small jobs to large TI buildouts.

  • We procure all bids for both at-once maintenance as well as recurring service contracts.
